Karr Self-Storage of Marcus & Millichap Arranges the Sale of a 42,827 Square-Foot Self-Storage / Retail / Office Facility

RICHLAND HILLS, TEXAS, June 11, 2018 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Boulevard 26 Storage, a 33,607 square-foot self-storage facility and 8,500 square-foot retail center located in Richland Hills, Texas, according to Kyle Palmer, Regional Manager/Vice President of the firm’s Fort Worth office.

Brandon Karr and Danny Cunningham, both founding members of the Karr Self-Storage team in Marcus & Millichap’s Fort Worth office, had the exclusive listing to market the property on behalf of the seller, a private partnership based out of Austin. The buyer, a real estate firm from Philadelphia that owns and operates storage facilities in 16 different states, was secured by the Karr Self-Storage team as well.

Boulevard 26 Storage is a 33,607 rentable-square foot storage facility, 8,500 rentable-square foot retail center, and 720 rentable-square feet of office space resting on four parcels encompassing approximately 2.34 acres located at 7410 Boulevard 26 in Richland Hills, Texas. The building was constructed in 1950, and re-purposed in 2007 to self-storage. The property now features a state-of-the-art manager’s office and showroom, garage-style roll-up doors, personalized key-pad gated entry, 24-hour video surveillance, climate-controlled units and concrete driveways for boat & RV parking.

The storage facility is comprised of 305 interior climate-controlled units, four covered boat & RV spaces and 53 uncovered boat & RV spaces that rest on paved concrete. The retail portion is comprised of nine retail spaces facing Boulevard 26, and the two office suites are located on the east side of the building facing Willman Avenue. The entire facility benefits from the excellent visibility its strategic location on the hard corner of Boulevard 26 and Willman Avenue provides, upon which more than 20,000 vehicles travel each day.
